Rental Policy

Rental Period and Occupancy:

The minimum age for rental is 21 years old and reservation must be made in guest name who is at least 21 years old and must occupy the rental property for the entire stay.

Check-in time is 4 p.m. Check-out time is 10 a.m. Early arrival or late departure times are available, subject to availability – additional charges may apply.
 

Rental Payment:

Full payment for the rental is required no later than 60 days prior to arrival date. If paying by credit card, your card will be charged at this time unless other arrangements are made. If payment is not received, your reservation will be canceled and your deposit will be forfeited.
 

Reservation Deposit:

An initial deposit is required at the time of reservation. The amount varies on the size of the home rented ($335 – $370). The processing fee portion of your deposit is non-refundable and covers administrative and reservation costs.

Your reservation includes Property Protection which is a damage waiver and covers up to $1,500 for accidental or inadvertent damages. Any damages must be reported immediately to Global Resort Homes to be covered. Property Protection does NOT cover bedding or linens. Please be advised that intentional damage or gross negligence and failure to report immediately are the responsibility of the guest and are not covered by this waiver. Global Resort Homes reserves the right to determine what action or damage is accidental or negligent.
 

Cancellation:

If cancelled 61 days or more prior to arrival, $250 of your deposit will be refunded.

If cancelled less than 60 days prior, all payments made are non-refundable.

Any stay of 28 nights or more follows our monthly cancellation policy and deposit schedule. The above cancellation policy does not apply. Please refer to your confirmation.
 

Liability Limitations:

The rental address may change without notice due to circumstances beyond our control. If this occurs, a property of similar or upgraded standard will be substituted. Parents must at all times, supervise children when using pool facilities and the facilities of the development. Global Marketing Services, Inc. its agents or homeowners accept no responsibility or liability for failure of equipment in the rental property. After notification of equipment failure, Global Marketing Services, Inc. will rectify the problem in a reasonable and timely manner. Global Marketing Services, Inc. is not responsible for any lost or stolen items and is not responsible for any items left behind by guests.
 

Indemnification:

Guest hereby agrees to indemnify and hold Global Marketing Services, Inc (dba, Global Resort Homes) harmless for injuries or other losses to Guest and other persons and property that may occur in connection with Guest’s use of the Premises. Guest further agrees that, as agent for the owner of the Premises, Global Marketing Services, Inc. has no control over the condition of the Premises and, furthermore, that Global Marketing Services, Inc. is not under any obligation to accept for safekeeping any moneys, securities, jewelry or other articles of personal property belonging to Guest, nor is Global Marketing Services, Inc. liable for any loss in connection with any such items, or for providing security for the Premises. Global Marketing Services, Inc. will cooperate in forwarding any complaint or concern of Guest to the owner of the Premises, but shall not be obligated to correct any condition or hazard associated with the Premises.

Global Resort Homes will not accept responsibility for any loss or damage or alteration in the terms of your reservation caused by events beyond our control, including, but not limited to war, terrorist activity, civil commotion, flight delays or cancellations due to airport closures, adverse weather conditions, fire, floor or industrial dispute. Credit will not be given for shortened stays due to late arrival or early departure for any reason including weather conditions. We do not offer refunds or reschedule trips due to hurricane activity.
 

Errors or Omissions:

Global reserves the right to cancel any booking made as a result of an error, omission or other unforeseen circumstance. This includes verbal, written or website errors which may affect the price, availability or type of unit rented.

I understand the below terms & conditions of my rental:
 

RENTAL PERIOD AND OCCUPANCY:

Check out time is 10 a.m. If a guest fails to depart without a late check-out previously arranged, Global Resort Homes is unable to prepare and clean the home for the next guest arrival. Guest will be charged a late penalty fee of $50 per hour.

It may be necessary for staff or agents of Global Marketing Services, Inc. to enter the premises in order to perform routine maintenance or repairs.

No parties, weddings, social or commercial events shall be held in the rental home.

Any and all damages that are observed upon arrival to the property must be reported to the front desk within 24 hours of arrival. Global Resort Homes reserves the right to determine what action or damage is accidental or negligent.
 

CHECK OUT PROCEDURES:

I agree to complete the following prior to check-out and understand that if not completed,

I WILL BE CHARGED AN ADDITIONAL CLEANING FEE OF $150.

  • Collect all trash in trash bags and place in the kitchen or the trash bin outside the front door.
  • Rinse and place dirty dishes in the dishwasher
  • Close and lock all doors and windows
  • Remove all debris and dishes from the pool and patio area
  • Place any furniture that has been moved back to the original location

 

TOWELS & LINENS

I agree to pay the replacement cost for any damaged, stained or missing towels and bed lines at the below rates:

  • Bath towels – $15
  • Hand towels – $6
  • Wash clothes – $3
  • Sheets – $30

Cleats/sports equipment are not to be cleaned in the home or with towels from the home. All towels are the property of the homeowner and must be left in the property. Global has a right to charge my card for any missing, damaged, or misused items.
 

PETS & SMOKING:

All of our homes are non-smoking and are non-pet friendly. Outside areas are designated for smoking. If we find there has been smoking or a pet in the home, there will be a minimum charge of $500 to shampoo carpets/upholstery and for dry cleaning.
 

POOL HEAT:

Pool & Spa heat is an additional charge; $25 per night plus tax for homes and $15 per night plus tax for townhomes. Please call our office at least 48 hours prior to arrival to arrange payment.

Failure of a pool pump, heater or other pool equipment will result in a refund of pool heat charges paid for the period in which the outage occurred. If pool heat was included complimentary in your reservation, no refund will be offered.

During cooler weather, pool heaters may struggle to keep the water temperature above 80 degrees. This does not constitute equipment failure and no refund shall be given.
 

CABLE, INTERNET, POWER & SERVICES:

In the event of an outage, Global Resort Homes will make every attempt to restore services as quickly as possible with the cable or internet provider. Please note that technicians may not be available on evenings and weekends and we do not accept liability for internet or cable outages and will not offer refunds. Global Resort Homes does not accept liability for any failure of utilities such as gas, water, electricity. In the event of a major power outage, we will attempt to relocate the guest to a property with full services.
 

AIR CONDITIONING:

Global Resort Homes regularly inspects and maintains air conditioning units at all properties, however, repairs may be required or outages can occur. We will take immediate steps to have the unit serviced and repaired.
 

POOL SAFETY:

It is the Guest’s responsibility to learn about safety procedures concerning swimming in or being around the pool. Guests agree to have a responsible adult supervising minors while they swim in the pool. Guest is hereby notified that the pool can be dangerous and tenant accepts fully the risks involved. Guests are fully responsible to protect and supervise children on premises at all times, especially in regards to the risk of the pool and hot tub.
 

LOST & FOUND ITEMS:

Valuable items left behind by Guests will be held for the Guests and every reasonable effort will be made to contact the Guest for return. If items are not claimed for longer than 6 months, they shall become the property of GRH. GRH will not be held liable for the condition of said items.
 

PACKAGES & HOLDING FEES

If you are expecting a package, please send to Your Name at 7796 Irlo Bronson Memorial Highway, Kissimmee, FL 34747. Packages may be picked up between the hours of 9 am – 5 pm daily.

All small packages (under 5 pounds) – $15 for the first 48 hours and $10 per day thereafter.

All larger packages – $20 for the first 48 hours and $15 per day thereafter.

No exception will be granted to this policy
