How do you qualify the tenants?
How long does it take to find a tenant?Global begins the marketing campaign approximately 30 day before the need for a tenant, giving ample time to find and screen the applicant(s). With our aggressive marketing approach, the average time is 15-30 days if the home is priced right and in good shape. How often are property inspections conducted?The detailed inspection is completed just before the tenant moves in and a detailed report is signed. Global performs drive-by inspections on a regular basis and we conduct a routine walk-through inspection of the property approximately 2 times throughout the year and upon execution of the lease. Can Global help if I wish to sell the property?Yes, we have experienced, licensed agents that handle both leasing and sales of property. From individual to bulk deals, Global agents can assist. How do you handle rental collections?All rents are due on the 1st of each month and late on/after the 5th of each month. Should rent be later than the 5th, Global immediately takes action to collect rent and begins the process of pay or vacate the premise. While an eviction is rare, occasionally financial hardships arise which require Global’s prompt attention. Do you guarantee the residents that you place in my home?No, we cannot provide a guarantee as to whether or not a tenant will default. However, we do not assess a charge for an eviction if this happens. Furthermore, our screening process helps to ensure the tenant is a good risk. Who handles problems after hours or on weekends?Our maintenance crew is on call for our residents not only during business hours but also for emergency service 24/7. How and where do you advertise?We aggressively market properties with current technology. The majority of tenants first search online and our state-of-the-art website and web-based advertising continues to be the predominate source of capturing these leads. We also are syndicated with thousands of top rental portals online including MLS, Realtor.com, Craigslist and many more depending on the property. Where possible, we put up signage and collateral material. |
